This website is operated by Michael Collins of Coldwell Banker Realty (DRE 00963037). By using it you agree to these terms. If you do not agree, please do not use the site.

How we handle your information is set out in the privacy policy, which forms part of these terms.

What this site is for

The site offers information about property and about Michael’s work as a real estate agent. Using it — browsing, searching, writing to Michael or requesting a tour — does not make you Michael’s client and does not create an agency or brokerage relationship. That begins only with a written agreement between you and Coldwell Banker Realty, Michael’s brokerage.

Personal, non-commercial use

Listing information on this site is provided for your personal, non-commercial use. You may use it only to identify properties you may be interested in buying, and for no other purpose.

No scraping or automated access

You may not scrape, crawl, frame, mirror, bulk-download or otherwise copy listing information from this site by automated means, or republish it anywhere else. Search engines may index the site’s public pages under the rules in its robots.txt file. Requests that look automated or excessive may be slowed or refused.

Using the site fairly

Please don’t use the site for anything unlawful, interfere with how it works or with its security, try to get around its limits, or send anything through it in someone else’s name.

Who owns the listing information

Multiple listing service (MLS) listing content on this site is the copyrighted, proprietary compilation of The MLS™/CLAW. Each listing is shown with the name of the brokerage that listed it.

No warranty

Listing information is deemed reliable but is not guaranteed. Every property is subject to prior sale, change or withdrawal. Measurements, square footage and other details are approximate. Verify independently anything that matters to your decision.

Not every property listed in the MLS appears on this site.

Michael’s words and photographs

Everything else on the site — its writing, Michael’s own photographs and films, its design and the MC monogram — belongs to Michael Collins or to those who licensed it to him, and is protected by copyright and other laws. You may view it, share links to it and print a page for your own use; please ask before copying, republishing or adapting any of it.

Photographs, articles and marks supplied by others belong to their owners, among them the listing photographs supplied through the MLS and the press coverage the site links to. Coldwell Banker® and its logos are trademarks of their owner.

Other companies’ content and links

Tours, videos, maps, the Coldwell Banker home value estimate and the share buttons come from other companies, and using them is governed by those companies’ own terms and privacy policies. Links to other sites are offered for convenience. We don’t control those companies or sites and are not responsible for them; a link is not an endorsement.

Michael Recommends is Michael’s personal view of places on the Westside. Hours, prices and details change: check with the place before you go.

Tour requests and messages

A tour request asks for a time; it is not a confirmed appointment. Michael will reply to arrange it, and every showing depends on the seller, the listing agent and the home still being available.

Please don’t send confidential or sensitive financial information through the site’s forms.

Accounts and email alerts

An account on this site is free and for one person. Make it with your own email address, keep that address current, and don’t share your sign-in with anyone.

Saved searches, saved homes and the emails about new listings are for your personal, non-commercial use, like all the listing information on the site: to identify properties you may be interested in buying. Signing in shows you no more listing information than any visitor sees.

The emails are a convenience. A home can change, go under contract or be withdrawn after an email is sent, and an email can arrive late or not at all: the listing’s page on this site is the authority, and every email links to it. You receive them because you saved a search and chose how often; you can change that, or stop them, at any time — from any email’s “Stop all emails” link, your email program’s unsubscribe button, or My home search.

Michael may close an account that is misused — made in someone else’s name, say, or used to copy listings — and may stop offering accounts at any time.

Who you reach

Contact forms on this site reach Michael Collins of Coldwell Banker Realty, not the listing agent of a property listed by another brokerage.

Not legal, tax or financial advice

Market commentary, articles, estimates and figures on this site are general information. They are not legal, tax, financial, investment or appraisal advice, and the home value estimate is an automated estimate, not an appraisal. Talk to a qualified professional before you rely on any of it.

Limitation of liability

To the fullest extent the law allows, neither Michael Collins, Coldwell Banker Realty, nor the people who build and run this site will be liable for any indirect, incidental, special, consequential or punitive damages, or for lost profits, data or opportunities, arising from your use of the site or your reliance on anything on it. Where liability cannot be excluded, it is limited to one hundred US dollars ($100).

Nothing in these terms limits any liability that California law does not allow to be limited, including liability for fraud, wilful injury or violation of law.

Governing law

These terms are governed by the laws of the State of California, without regard to its conflict-of-law rules. Any dispute about them or about the site will be resolved in the state or federal courts in Los Angeles County, California, and you and we agree to those courts’ jurisdiction.

If any part of these terms cannot be enforced, the rest still applies, and not enforcing a term is not a waiver of it.

These terms may change; the version on this page applies to your use of the site. Effective October 20, 2026.
